Explanation of VILS for FSBO's & Rebuilding
Trades
This compilation of vintage pianoforte listings imparts market desirability to the customer or prospective purchaser. The technician's inspection, factual representation, along with the visual images of each investment grade pianoforte, both quantifies and qualifies the sellers' asking prices as well as the soundness of the pianoforte investments without false promises or smoke and mirrors. As taken from Real Estate Appraisal Theory as well as Realtor practice, this is Bear's "Neighborhood Theory."
Step 1) call, email, fax, or write, and we communicate first whether this may be a workable venue for you.
in the meantime you need to do the following --- The Ball is in your Court!
Step 2) have a registered piano tech/rebuilding craftsman in your area check out the instrument based on the factual information necessary for the listing, then prepare a letter of observed condition on the instrument for our files as for your ad. For a reputable registered piano tech, check out the state listing of piano techs in our website links -- all of the piano techs are listed in our website through our links for your state or Canadian Province.
See PIANO TECHNICIANS GUILD, listing or piano techs by US States & Canadian Provinces.
What's the tech looking for?
The piano tech will
be looking at the condition of the bridges, the action, the soundboard,
condition of the keytops, age of strings, the metal plate, damper system,
and looking for possible deferred maintenance on the instrument. He should
be able to state in his opinion what it will take to place the instrument
in good repair right now, and what the instrument will need in 5 to 10
years down the road. He is also going to be looking at the condition of
the case, whether it needs refinishing or is acceptable as is. The tech
should be able to put his inspection in a letter format for your files
and ours. SEE.... What's the
Piano Tech looking for...?
Step 3) take several 35mm photos of the instrument as described in Sample Listing and several case close ups similar to what you see in our listing presentations. You can also Email digital pix or pix saved as jpg's using a scanner.
Step 4) send tech report, pictures, and advertising setup fee.
Step 5) I complete the listing and get it on-line. Pricing is usually the last item to go on the listing. I want my sellers to be pleased with the Webpage I create, and my sellers are expected to proof the ad and suggest any changes.
Step 6) We are fly-fishing for the vintage buyer...Simple.
We as a middleman can help educate your potential buyers to vintage instruments and what to look for as an unbiased party, before they buyer calls you about the instrument. We can also prescreen them as to Buyer Type. You don't really want every Tom, Dick, or Harry calling you when they really are just "looking in your house", or have a similar instrument and just want to chat or research their own instrument. Good prospects, after screening, will be able, hopefully, to ask better questions about the instrument. Since we've screened the calls, and helped to educate the potential purchaser, this should save you, the seller, some frustration in dealing with the piano buying public...as we are an unbiased party. And, hopefully, you sellers avoid all the "tire-kickers" out there and the freebie research hounds.
If you have an unfavorable tech report, you probably will want to get a second opinion. Pretty straightforward, isn't it? Life is too short for smoke and mirrors.
Bear's restating the Neighborhood Theory again:
A compilation of vintage pianoforte listings previously inspected by qualified piano technicians that are marketed by a Broker who stresses vintage pianoforte education as being more important than the "piano being a so-called investment piano", imparts recognition of their collective investment value by their association in cyberspace.
Obviously,
if a Realtor has no listings.... he/she can't sell any real estate...
The
same holds true for vintage pianofortes.
